We are full time, state licensed and certified real estate appraisers.  Requirements to become a licensed appraiser have become more difficult than ever before. That's why it goes without question in this day and age that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

We have many obligations as appraisers, but our chief duty is to our clients. Normally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you want a copy of the appraisal document, you normally should get it through your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the scope of the assignment, attaining and keeping a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics and client confidentiality is standard operating procedure for us at KRANTZ COMPANIES, LLC.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, both buyers and sellers, or others. Generally the third parties are specifically defined in the appraisal report. An appraiser's fiduciary responsibility is limited to those third parties who the appraiser knows, based on the scope of the assignment.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must keep their work files for a minimum of five years - something else KRANTZ COMPANIES, LLC takes very seriously.

 

We meet or exceed the industry standards and guidelines set in place for ethics. We can't accept anything less from ourselves. Working on orders based on contingency fees is never an option. That means we are not able to agree to do an appraisal report and get paid only if the loan closes. There's certainly a conflict of interest if an appraiser can report an unsubstantiated value and then get paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be confident we are working hard to get you an accurate home or property value.
